RE03R01: Real Estate Laws and Regulations for Owners and Managers- This course is an overview of the responsibilities of real estate brokers to their agents, clients, and the law.
RE04R01: Chapter 93A, Consumer Protection and Business Regulation for Real Estate Brokers and Salespersons- This course explains the history, application, procedures, and potential liability under the Consumer Protection Statute.
RE05RC01: Contract Law- This course details contract law history and requirements, and covers different classifications of real estate contracts.
RE07RC01: Closing and Settlement- This course covers both buyers’ and seller’s responsibilities during the last stage of the Real Estate Cycle.
RE08RC01: Massachusetts Real Estate License Law and Regulations- This class covers licensing requirements, the Board of Registration’s disciplinary authority, and professional standards of practice.
RE09R01: Residential Rental Agency- This course is designed for real estate liscensees who practiced rental brokerage. It covers the responsibilities of rental agents, landlords, and tenants.
RE10RC07: General Real Estate Laws, Regulations and Practices- This class is an overview of the laws and regulations that govern a licensee. Many topics are covered, but not in depth.
RE11RC07: Antitrust- This course covers state and national antitrust laws, where violations can occur in real estate, and how to avoid violation.
RE12R01: Condominiums, Cooperatives and Timeshares- This class is an overview of the nature of sales of condos, co-ops, and timeshares and business and legal matters related to them.
RE14R01: Architecture - 1640 to Present- This class covers different styles of architecture relating to various periods of history, and their affect on both aesthetics and function/floorplans of homes.
RE15R01: Selling Historic Properties- This course covers special regulations and zoning pertaining to historic properties, as well as dealing with common problems associated with old homes.
RE16RC01: Zoning & Building Codes- This class covers zoning procedures, and varieties of building codes and requirements.
RE17RC01: International Real Estate- This courses’ topics include globalization, foreign investors, breaking cultural and language barriers, types of ownership, finance, and taxation involed in international real estate.
RE18RC01: Property Assessments, Valuation and Taxation- The course covers assessment dates, how value is determined, property tax rates, forms of business entities, and other related topics.
RE19RC01: Fair Housing- This class covers protected classes, which properties are covered, and enforcement of state and national Fair Housing laws.
RE20R01: Lead Paint - Residential Sales and Rentals- This class entails why lead paint is an issue, the combination of state and national lead paint laws, their effect on real estate agents, how to comply with said laws, and liability.
RE21RC01: Americans with Disabilities Act (ADA)- This class covers the Fair Housing rights of individuals with disabilities as per state and national law, their applications and enforcement, and how to deal with problem situations.
RE22RC01: Title V- This course describes Massachusetts Title V regulations: complying with the law, commercial vs. residential systems, and septic system upkeep.
RE23RC01: The Wetlands Protection Act- Course topics include why and how Wetlands Protection came about, its enforcement, when it applies, and how to comply with the law.
RE24RC01: 21E – Brownfield- This class discusses the history of 21E, hazardous waste, legal and illegal disposal, timelines, liability, and how to conform to the law.
RE25RC01: Financing- This course covers types of loans, the loan application process, and negotiations of contracts.
RE26RC01: Appraisal Process- This class discusses appraisal terminology, the appraisal process in Massachusetts, appraisal industry standards, and various apporaches to the process.
RE27RC01: 1031 Exchanges- Course topics include the origin of the 1031 IRS code and its requirements, benefits, and drawbacks.
RE28RC01: Foreclosures/Estate Sales/Auctions- This class covers why and how foreclosures come about, how auctions are run, and other related topics.
RE29RC07: Investment Property, Advanced- This advanced course covers valuation of investment property, measuring an overall rate of return, and economic and elemental variables.
RE31RC01: Commerical Leasing- Course topics include how a good lease protects the value of a property, general industry leases, space, negotiation, and lease clauses.
RE32RC01: Commerical Leases- The class details different types of commercial leases, their drawbacks and benefits, accounting guidelines, and similar topics.
RE32RC03: Technology and Real Estate Brokerage- This class covers compliance with Fair Housing laws, Consumer Protection Laws, marketing regulations as pertaining to web and e-mail use, as well as internet navigation guidelines and establishing company e-mail and web policies.
RE33RC03: Real Estate Brokerage Professional Ethics- This class covers business ethics in real estate, ethical duties, and specific ethical issues for real estate. Note that this class qualifies for your Quadrennial Ethics Requirement.
RE34RC03: National Economic Trends and the Real Estate Professional-This course discusses trends such as interest rates, price appreciation, and housing affordability that affect the real estate industry, as well as the real estate industry’s effect on the overall national economy.
RE35RC03: Offers- This courses’ topics include the elements, types, presentations, acceptance, and terminations of offers, as well as the accepted offer to purchase forms.
RE36R05: Conducting Open Houses and Developing a Safety Plan- This class covers preparing and running an open house, safely, efficiently, and effectively.
RE37C05: Commerical Real Estate Basics- This class covers the difference between residential and commercial real estate, meeting the needs of commercial clients, ownership versus leasing, valuation, and other related topics.
RE38C05: Evolution of the Commerical Product – Advanced- This course covers the changes in commercial real estate as old business paradigms are replaced by new in terms of purchasing real estate for offices.
RE39C05: Commonly Used Forms: Mandatory / Optional – This class reviews real estate forms: both mandatory forms such as the Massachusetts Mandatory Licensee-Consumer Relationship Disclosure Form, but also optional forms such as Exclusive Buyer Agency Agreement, Offer to Purchase, Sellers Statement of Property Condition, and others.
RE40R05: Probate of Estates – Advanced - The purpose of this course is to explain the Probate process to real estate brokers and salespersons so that they will understand the requirements of dealing with estates fiduciaries as well as what is required when a person owning real property dies.
RE41R05: Real Estate Advertising Compliance and the Law- This class covers methods and rules for advertising by mail, newspaper, website, MLS, and others.
RE42R05: Property Management – Subjects include property managers, managed property, contracts, and managing property.
RE44R05: Understanding Title and Title Concerns – This course covers types of titles, different types of clouds on titles, and title insurance.
RE45C05: Overview to Industrial Real Estate – Advanced – This course offers an introduction to industrial real estate, the evolution of industrial facilities, adaptaptive reuse of buildings, utility deregulation, and other related topics.
RE46R05: Residential New Construction - This course covers renovations, subdivisions, and new homes and how to assist consumers and landowners in making decisions regarding these choices.
RE47R05: Residential Mortgage Loan Market and Credit Today - This course is designed to take the licensee through all of the dynamics of today’s residential mortgage financing market including the important aspects of credit reports and credit scoring, the changing nature of the Primary mortgage loan market and the broad variety of lenders and products available to all.
RE49R05: Dual Agency – Written relationship disclosure, dual agency related definitions, establishing dual agency, consensual disclosed dual agency, and compensation are all topics covered in this course.
RE51R06: Facilitator – This course defines the role of a facilitator and their obligations to the buyer, the seller, and the law.
RE54R06: Alternative Dispute Resolution (ADR) and Procuring Cause - The objectives of this course provide a comprehensive overview of Alternative Dispute Resolution ("ADR") as well as the concept and legal basis for Procuring Cause.
RE55R06: Leisure Homes, Second Homes & Age Restricted Housing- This class covers generational statistics, types of second homes, investment analysis and property criteria, and applicable laws.
RE57R07: Brokerage Relationships – This course covers types of brokerage relationships and different types of agency in Massachusetts and the duties required for each.
